Job Position – Real Estate Accountant

Location – Qatar
Seeking an experienced Real Estate Accountant with at least 5 years of professional experience within the Qatar real estate sector. The ideal candidate will have a proven track record in real estate accounting, with strong expertise in cash flow analysis and forecasting, and a deep understanding of Qatar/UAE regulatory and accounting environment. The role demands proficiency with real estate accounting software, meticulous financial reporting skills, and familiarity with International Financial Reporting Standards (IFRS), in line with local legal requirements. Experience with investment properties, escrow account management, and compliance with Qatar’s Real Estate Regulatory Authority (Aqarat) is highly valued.
Key Responsibilities:
• Prepare, analyze, and reconcile financial statements for multiple properties in accordance regulatory requirements.
• Manage the general ledger, including journal entries, monthly reconciliations, & variance analysis.
• Oversee accounts payable and receivable for real estate transactions, ensuring accuracy & integrity.
• Monitor and report on property income, expenses, cash flow, and capital expenditures.
• Conduct detailed cash flow analysis to identify trends and inform management of potential risks and opportunities.
• Develop, maintain, and present accurate cash flow forecasts to guide business planning and investment decisions.
• Manage budgeting and forecasting cycles in line with internal controls and Qatar-specific compliance needs.
• Support external, internal audit processes, and regulatory review.
• Handle lease administration accounting, including tenant billing, rental receipts, and CAM reconciliations.
• Collaborate with property managers, investors, developers, and other stakeholders to provide transparent financial insight.
• Maintain confidentiality and security of all financial information, supporting escrow account requirements where applicable.
Qualifications:
• Bachelor’s degree in Accounting, Finance, or a related field (CPA, ACCA, CMA, or equivalent certification preferred).
• Minimum of 5 years’ experience in real estate or property accounting, with UAE / Qatar market experience strongly preferred.
• Demonstrated proficiency in cash flow analysis, modeling, and forecasting for real estate operations.
• Experience preparing financial statements, managing property-related accounts, and interpreting Qatar’s accounting policies.
• Strong communication skills and ability to explain financial concepts to non-financial stakeholders.
• High attention to detail and commitment to data accuracy.
Preferred Skills:
• Familiarity with Qatari real estate market regulations (Aqarat, QFMA).
• Previous experience with real estate escrow account management and project financial compliance.
• Expertise in financial modeling, real estate ROI, and yield calculations specific to Qatar / UAE investment property market.
